Signs Your Roof Needs Replacement

Knowing when it's time to replace your asphalt shingle roof can save you from expensive repairs and damage. Watch for these common indicators:

  • Age of the Roof: Asphalt roofs generally last 20-30 years. If yours is approaching or surpassing this, replacement should be considered.
  • Missing or Curling Shingles: Shingles that are cracked, missing, curling, or buckling reduce your roof’s effectiveness and indicate wear.
  • Granule Loss: Excessive granules in gutters or downspouts signal that shingles are deteriorating.
  • Water Leaks or Stains: Interior ceiling stains or water leaks mean your roof’s protective barrier might be compromised.
  • Visible Sagging: A sagging roof deck can be a sign of structural issues requiring immediate attention.

  • How long does an asphalt shingle roof replacement typically take?

The timeline depends on the size and complexity of your roof but generally takes between 1 and 3 days for most residential properties. Our team will provide an estimated schedule during your consultation.

  • What warranties come with a new asphalt shingle roof?

Because we are certified CertainTeed and GAF installers, your new roof installation can qualify for manufacturer warranties ranging from 20 years to lifetime coverage, depending on the specific shingles selected. We will review all warranty details with you prior to installation.

  • Can you install asphalt shingles over my existing roof?

In some cases, it is possible to install new shingles over an existing layer, but this is not always recommended as it can affect ventilation and roof weight. Our team will inspect your roof and advise on the best approach for long-term durability and performance.

  • How do I maintain my new asphalt shingle roof?

Regular inspections, clearing debris from gutters, and prompt repairs of any minor damage can extend the life of your roof. We also recommend scheduling professional inspections every few years to catch potential issues early.

  • Do you have manufacturer certifications?

Yes. We are certified with GAF and CertainTeed.

  • Will you tear off the old roof or install over it?

It is ALWAYS best practice to tear the old roof off and install a new one.

  • What roofing materials do you recommend, and why?

We recommend using the CertainTeed roofing system. By “system,” we mean the CertainTeed shingle as well as all the manufacturer’s components. I have installed many different brands of shingles over the years. All of them have their pros and cons. I believe the CertainTeed Landmark Pro to be the best, well-rounded shingle. In addition, CertainTeed offers  outstanding extended manufacturer warranties.

  • Will you replace the flashing and drip edge?

Yes. Flashing and drip edge simply cannot be reused. It is always best practice to replace everything.

  • What exactly is included in the estimate — and what is excluded?

This depends on the job; 90% of your standard roofing estimate will be a standard scope of work, but the other 10% can change based on the job. Typically, the variables are ventilation and additional wood replacement which will normally be stated on a separate line item.

  • How much will it cost to replace my roof, and can I get an itemized estimate?

The cost of the job depends on factors of that specific job. The price of your roofing job is affected by the number of stories, the pitch of your roof, the number of roof facets, skylights and the ventilation system--pretty much the degree of difficulty of the job. It varies roof to roof.

  • What warranty do you offer on materials?

Our manufacturer’s warranties are lifetime-limited against manufacturer defects. Enhanced warranties are available covering all material and labor, with no prorating, for the first 20 to 50 years if a full roof replacement is necessary, due to a material defect.

  • Do you offer a workmanship warranty?

Yes. We offer a 10-year workmanship warranty.

  • Is the warranty transferable to a new homeowner?

Yes. Our warranties are transferable one time.

  • How long will the project take?

Most roofing jobs are typically completed in 1-3 days, depending on the size and complexity of the project.

  • Will you use your own crew or subcontractors?

    We use our own crew.

  • Will you pull the required permits?

Yes, we pull all required permits.

  • How will you protect my property during the project?

We go above and beyond to maintain the integrity of the property. We use 7/16” OSB plywood and tarps. We drape and cover everything that needs to be protected. We build tepees over trees and bushes that are in areas that could be damaged. We also use debris barriers. These barriers stop the debris from sliding off the roof. This allows us to throw it to a pre-established location versus sliding off the roof and falling anywhere.

  • Does homeowner’s insurance cover this damage?

No. Homeowner’s insurance does not cover damages caused by a contractor.

  • Can you help me with the insurance claims process?

Yes. We can help with providing documentation about damage and communicating with your insurance provider.

  • How often should I have my roof professionally inspected?

This depends on the age of your roof. If you recently replaced your roof, I would start with a 10-year inspection. After that I would recommend a 15-year and a 20-year inspection. After 20 years, I would recommend an inspection every year. Caulking on any counterflashing is an important item to inspect.
